Types of loft conversion

Find the right loft conversion for your home

The best option depends on your roof shape, the head height and how much space you need. Here are the types we build most often.

Maximum space

Full width dormer

Really maximises space and gives a completely different feel from any other type of loft room.

Victorian homes

L-shape dormer

Suits certain properties, such as Victorian houses with a rear addition, and adds a significant amount of space.

Hipped roofs

Side dormer

Often used to increase head height in houses with a hipped roof, where the loft is reached under the hip.

Most cost-effective

Roof lights

The most cost-effective conversion, with very few changes to the roof. Windows are set into the existing roof slope, and the work includes insulation and floor strengthening.

Semis & detached

Hip-to-gable

One or more sloping hips are replaced with a vertical gable wall, and the roof is extended over it to add space with full headroom.

FAQs

Loft conversion questions, answered

Do I need planning permission for a loft conversion?

Many loft conversions fall under permitted development, so full planning permission isn't needed. Permitted development doesn't apply to flats or maisonettes, in conservation areas, or where those rights have been removed, and there are limits on volume and design. We check your property and handle a planning application or Lawful Development Certificate where one is needed.

Do loft conversions need building regulations approval?

Yes. Every loft conversion needs building regulations approval, covering structure, fire safety and escape, insulation and the new staircase. We prepare the drawings and structural calculations and manage building control through to the completion certificate.

How long does a loft conversion take?

It depends on the type and size of conversion. A roof-light conversion is the quickest; dormer and hip-to-gable conversions involve more structural work. We give you a clear programme for your project at the design stage.

Will a loft conversion add value to my home?

Yes. A loft conversion adds usable floor space and an extra bedroom or living area, which typically increases a property's value. Across the London boroughs, the average increase is around 24.5%.

Is my loft suitable for conversion?

The main factors are head height, roof pitch, the roof structure and where the new staircase can go. As a rule of thumb, around 2.2 metres from the top of the ceiling joists to the underside of the ridge is a good starting point. Many lower lofts can still be converted with a dormer or hip-to-gable design. We assess this at your free consultation.

Do I need a party wall agreement?

If you live in a semi-detached or terraced house, the work will usually affect the shared wall, so you'll need to serve notice on your neighbours under the Party Wall etc. Act 1996. We explain the process and when it needs to happen.

Which areas do you cover?

We cover a 10-mile radius of Ickenham and Uxbridge, including Ruislip, Hillingdon, Eastcote, Northwood, Harefield, Hayes, West Drayton, Pinner, Harrow, Northolt, Greenford, Southall, Ealing, Hounslow, Denham, Gerrards Cross, Iver, Slough, Rickmansworth and Watford. Check your postcode.
